DELIVERY SYSTEMS THAT ENSURE SUCCESSA delivery system is a method of organizing the building and management of a construction project. It is a systematic way of assembling, grouping, organizing and managing project resources to best achieve goals and objectives. Different delivery systems provide different ways of packaging the building and management process, and SGCS implements projects utilizing a variety of delivery systems. Lump SumThis delivery system is when the owner, having developed a complete set of drawings and specifications using an architectural/engineering firm, enters into a contract with SGCS for the implementation of the project, either through bid process or negotiations. Our involvement in the project would begin after the completion of the construction documents and continue through to the satisfactory project completion. Design/BuildThis system is one in which the owner retains the services of SGCS at the inception of the project. SGCS provides preconstruction services including programming, schematic design development, scheduling and budgeting. Once the design and budget meet the owner’s requirements, a lump sum contract is entered into between the owner and SGCS for the implementation of the project. Construction ManagementThis delivery system utilizes the services of SGCS to provide professional management of a project from initial concept to successful completion for a set fee. Services are performed as the owner’s agent, to direct and coordinate all project activity controlling time, costs and quality. In this relationship, SGCS represents the owner to both the design professional and contractors without any conflict of interest. |
